  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!


    In Person: You can bring your payment at 2917 King St., Ste A.


    Dropbox: You can place your payment in our dropbox at 2917 King St., Ste B. 

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • What is your application process?

    Q1: What is the application fee?

    A: There is a $35 application fee for each person who is 18 years and older. This fee is non-refundable and covers the cost of processing your application.


    Q2: Can I apply if I am under 21 years old?

    A: We do background checks on each person 18 and older, but there must be someone 21 years or older on the lease, as well. 


    Q3: Can I apply if I owe money to a utility company?

    A: No, applicants must not have any outstanding debts with utility companies. This is to ensure that all utilities can be transferred to the tenant's name without any issues.


    Q4: Can I apply if I owe money to a previous landlord or have been evicted?

    A: No, applicants must not have any outstanding debts with previous landlords or property management companies, and must not have any evictions on their record. This is to ensure that all our tenants have a history of responsible financial behavior.


    Q5: Can I apply if I have a felony or a domestic violence charge

    A: Applicants must not have any felony convictions within the past 10 years and must not have any domestic violence charges on their record. We conduct a thorough background check on all applicants to ensure the safety and security of our properties and residents.


    Q6: What are the income requirements to apply?

    A: Applicants must have a verifiable income that is at least three times the monthly rent. This is to ensure that all our tenants are able to comfortably afford their rent and other living expenses.


    Q7: How can I pay the application fee?

    A: The application fee can be paid online through our secure payment portal. 


    Q8: How long does the application process take?

    A: The application process typically takes 1-2 business days, depending on how quickly we can verify your information and references.


    Q9: What if my application is denied?

    A: If your application is denied, we will provide you with an explanation for the denial. You may be able to reapply in the future if your circumstances change.
